Care home leak detection
across West Midlands.

A high water bill at a West Midlands care home does not necessarily mean an underground pipe has failed. ADI investigates the supply arrangement and the reported symptoms. In the Birmingham case below, incoming supplies held during checks; dripping hot taps and an overflowing cistern required plumbing maintenance.

Birmingham: water loss from care-home fittings

Water flowing from a basin tap during the Birmingham care-home investigation
Original ADI job photograph from the Birmingham care-home investigation.

ADI investigated unusual water use at a care home with two incoming supplies and meters. The engineer checked the supply arrangement, internal stop valves and storage tank. The incoming supplies held during the checks, and no external or underground leak was identified.

Inspection found hot-water taps continually dripping and a toilet cistern overflowing. The report attributed the wastage to faulty plumbing fittings and recommended servicing or replacing the affected taps, valves and cistern components.

This was a diagnosis and maintenance recommendation. The record does not document repairs or a successful post-repair retest, and it does not establish a measured saving.

Worth mentioning when you call

Hard water

West Midlands’s water is hard, at 200 to 290 mg/l. Limescale builds up inside hot-water pipework, cylinders and heating circuits, so mention any heating or hot-water symptoms.

Heating and hot water leaks

Pipes under your grounds

The supply pipe from the boundary stop tap into the building is the owner’s to repair, including under a car park or garden. Care homes are business customers, so a leak allowance goes through your water retailer.

Water mains leaks

Several care homes

Provide each home’s postcode, symptoms and site contact. Keep findings and recommended work separate for each property.

Managing investigations across several homes

Protected finishes and restricted rooms

Explain any access restrictions and protected building fabric before booking. Agree further access separately where testing indicates a concealed fault.

Care-home survey services

More than one supply

Identify meters, tanks and isolation valves. The Birmingham case had two incoming supplies, making the supply arrangement relevant to the investigation.

Equipment chosen
for the leak.

No single instrument finds every leak. The engineer uses the methods that suit the pipework, the building and the signs of water loss.

About our detection methods

Acoustic detection

Sensitive listening equipment helps an engineer locate the sound of escaping water, including beneath ground and floors.

Thermal imaging

A camera shows surface temperature differences that can help investigate heating pipework and moisture patterns.

Tracer gas

A specialist gas mixture can help trace a leak from a suitable isolated pipe to a detectable point at the surface.

Moisture mapping

Measurements across walls, ceilings or floors build a picture of where moisture is concentrated.

Pressure testing

Testing suitable sections of pipework helps establish which part of a system is losing pressure.

CCTV and inspection cameras

Drain cameras and borescopes give a view into accessible drainage and concealed spaces.

Questions about
West Midlands.

Coverage, pipework and planning questions for care homes in the county.

Ask ADI a question
Does this cover the county or the wider West Midlands region?

The West Midlands county comprises Birmingham, Coventry, Dudley, Sandwell, Solihull, Walsall and Wolverhampton. It is distinct from the wider West Midlands region. Provide the property postcode to confirm survey arrangements and availability.

Can fittings explain increased water use without a mains leak?

Yes. In the Birmingham care-home investigation, the supplies held during checks, but dripping hot taps and an overflowing cistern needed attention. Report visible fitting faults as well as suspected concealed leaks.

How should access around residents be arranged?

Nominate a care-home contact to coordinate entry to rooms and service areas. Explain restrictions affecting residents and essential services, and agree any isolation before testing begins.

What information is needed for a survey quote?

Provide the full postcode, property type, symptoms, previous investigations and access restrictions. Confirm the nominated site contact and who can authorise work. The office will discuss the scope, quote and current availability.
